Buying from a distance

This service is especially useful for those buyers who wish to buy “off-plan” apartments or villas and are already familiar with the area the construction works take place (or will take place) the main benefit of this service is avoiding travel costs and time saving.

All a client is required to do is:

Step1. Reserve the property

- Having checked the apartment (house or villa) you want is available, you can reserve that property by simply filing in a form which you can download from the website, or we will fax you one.
- When you complete the form, fax back the document to our Cambridge office on +44 (0)1223 561 391.
- At the same time then post the completed form along with your reservation fee of £700(or 1000ˆ) made payable to ‘LS Invest’.
The reservation fee will be immediately paid to the seller and the property will be taken of the market.
NOTE: Your reservation fee is non-refundable It will however be deducted from the purchase price of the property upon receipt of the firs instalment.

Step2. Sign a preliminary purchase agreement and pay a deposit:

- After the property is reserved you will receive a preliminary contract of sale and (maintenance contract if the seller requires so).
- These will be issued within one week of receipt of your reservation fee.
- Please check all the details are correct before signing both copies.
- Return these documents to our Cambridge office along with your initial instalment as detailed in the contract within 15 days (or we can arrange direct transfer from your bank to the bank of the seller within the same time period).
- Please note we accept payments by both bank transfers and cheque.
- Should you wish to arrange a Viewing trips, we would be more than happy to assist you.

Step3. Transfer the balance amount (on separate instalments if the property is in construction) and picking up the notary deeds:

- We shall regularly update you with construction updates throughout the build process.
- Usually there is one or more interim instalment payments to be made prior to full completion of the property (in some cases, if the financial scheme allows it, instalments can be made and after the property is completed, the buyer however will have full use of the property – lease options).
- Prior to all construction being completed, you will be notified when your final instalment is due.
- Upon completion of the property and payment of the final instalment, the transfer of title can take place.
- In order to take delivery of your property, you will need to sign the ‘Notary Act’. This is a standard form document transferring ownership of the property into your name.
- Normally, the client should come to Bulgaria to sign and pick up the notary deeds personally. However deals can be completed in the client’s absence by using Power of Attorney.

The inspection trips are the most cost-effective, informative and professional way of viewing property in Bulgaria.
