RURAL PROPERTIES


Bulgaria has great location within the southeast of Europe- gorgeous mountains, great Black Sea coast, huge flat territories in the Danube lowland, etc. Most of the beautiful countryside of Bulgaria remains unexplored for the foreign buyers. Those living in the highly developed Western European countries will be surprised to find rural territories of Bulgaria untouched by the modern urban life, pure nature and hard working and friendly people who do not speak foreign languages but who will be more than happy to become your friends and help you with all they can.
A good advantage though is the fact that almost 100 % of the countryside properties in Bulgaria have electricity and running water. All the villages have telephone lines, mobile phone coverage, TV and radio broadcasts, many of them have cable TV with international channels. Even with undeveloped infrastructure, all rural areas have tarmac roads, post offices, regular bus transport to the bigger towns, local food and other shops, bars/restaurants, petrol stations, local authorities. Even though they are rural most of the villages are easily accessible (except those in very high mountain areas). Most of them are close to larger regional towns with a wide range of amenities - Internet cafes, cinemas, theatres, train stations, hospitals, schools and cultural activities, etc. However, in the deep countryside don't expect to find high class schools for your children, designer clothing shops, large supermarkets or snobbish neighbours. It is not tradition in Bulgaria to live in the countryside, but work in the big cities. Just the opposite, people working in the towns and cities try to live close to their working places and the most of the businesses employing lot of people are currently located in the towns.
Many foreign buyers are asking us why the prices of the rural property in Bulgaria are so low comparing to Sofia or the resort areas.
In our opinion there are big opportunities for developing certain activities in the field of tourism, local crafts, light industry or agriculture in the rural areas of Bulgaria.

Why invest in real estate property in the rural area of Bulgaria? Prices levels in these areas are at their lowest level at the moment. They simply can't be lower. At the price of 10 year old car one can own a solid, big and relatively well maintained property with good piece of land/garden of 1000-2000 m2. The usual price for such property is 4000-8000 Euros (2780 £ GBP - 5560 £ GBP ).
In most of the cases such properties will require little or much additional money for refurbishment and modernisation.
We have very good connections with local builders in all rural areas where we sell property, therefore should you need refurbishments we will fully assist.
The work will be performed to a good standard at very reasonable prices.
There are few ways to benefit from purchasing rural properties in Bulgaria:
1) use them as summer houses 2) Live there permanently at very low price 3) Rent them out to tourists 4) Just buy as an investment and sell with profit later 5) Develop own rural, eco, mountain, water sports or other type of tourism.
Currently we have concentrated our efforts in few rural areas in Bulgaria where we believe it is best to invest.
Below are short reviews of each one of these areas:
1) Around Sofia: choose from mostly mountain areas. Main benefit being close to the main city of Bulgaria. Also close to an international airport (Sofia Airport).
Price levels are the highest from all rural areas of the country. Disadvantage: High prices. Undeveloped rental market (we work hardlto improve that!)
2) Around Elhovo and Yamobol: Main benefit: pure rural areas, near the Black Sea coast (100-120 km), near the Turkish border, on main international roads. Price levels low to medium (now increased a little because many foreigners mostly British purchased property here).
Disadvantage: Undeveloped rental market (we work hard to improve that!)
3) Around the beach and ski resorts: We sell rural properties near all resorts in Bulgaria! Main benefit: proximity to these resorts, trying to attract low
budget tourists who do not want to pay the high accommodation prices in the resorts. Price levels: the highest for rural areas in Bulgaria, especially
those on the Black Sea coast. Disadvantages: High property prices.
4) Vidin area: Main benefit: close or located on the river Danube, the second biggest river in Europe, offering good holiday opportunities, water sports,
fishing, etc. Other advantage is the construction of a new bridge over the Danube river to connect Vidin to the Romanian town Calafat on the other
bank of the river, this will turn this area into an important transportation point in the South of Europe and encourage the local businesses and tourism.
Very low property prices. Disadvantage: Undeveloped rental market. (we work hard to improve that!)
5) Veliko Tarnovo and Gabrovo areas: Mountain areas with beautiful nature, clean air, picturesque sights.
These rural areas are favourite to many foreigners especially coming from countries with no mountains.
Low property prices. Disadvantage: Undeveloped rental market. (we work hard to improve that!)
In conclusion the Bulgarian countryside presents very quiet places, no stress and no pollution, virgin nature and nice people. Come open-minded and you will fall in love with it. Don't expect too much rental income, as the rural tourism is not yet developed in all areas of Bulgaria.
